How the rent affordability calculator works
- Enter your gross monthly income and any other regular debt payments.
- Choose a rule of thumb — 30% of income, a more conservative 25%, or the 28/36 rule that also factors in other debt.
- The calculator shows your recommended max rent, the annual salary typically expected for that rent, and what share of income it represents.
The formula
max rent = gross monthly income × affordability percentage
Example: a $5,500 gross monthly income at the standard 30% guideline gives a recommended max rent of $1,650/month, which corresponds to roughly a $66,000 annual salary using the common "40x rent" landlord screening rule.
FAQ
Why 30% of income?
The "30% rule" comes from decades-old US housing policy that defined "cost-burdened" households as spending more than 30% of income on housing. It's a widely-used rule of thumb, not a strict requirement — some landlords and lenders use stricter or looser guidelines.
What is the 28/36 rule?
It's a common mortgage-lending guideline: housing costs shouldn't exceed 28% of gross income, and total debt payments (housing plus loans, credit cards, etc.) shouldn't exceed 36%. This calculator applies the same idea to rent affordability.
Should I use gross or net income?
This calculator uses gross (pre-tax) income, which is the standard most landlords, lenders, and affordability guidelines use. Your actual comfortable spending level based on take-home pay may be different — this is a starting guideline, not a guarantee you can comfortably afford this rent.
