How it works
- Enter the assessed value from the property assessment notice.
- Subtract any value-based exemptions and enter the official percentage or millage rate.
- Review estimated taxable value, annual tax, and the monthly equivalent.
The formula
taxable value = max(assessed value - exemptions, 0)
annual tax = taxable value x rate
For a percentage rate, divide the entered rate by 100. For mills, divide by 1,000. The loaded example gives (350,000 - 50,000) x 1.2% = 3,600 per year.
FAQ
Is assessed value the same as market value?
Not always. A local tax authority may assess only a percentage of market value or use its own valuation date. Use the assessed value shown on your official notice.
What is a millage rate?
One mill is one unit of tax per 1,000 units of taxable value. A 12-mill rate is therefore the same basic rate as 1.2%.
What should I enter as an exemption?
Enter the total reduction that applies directly to taxable assessed value, such as a homestead exemption. Do not enter a tax credit that is subtracted after tax is calculated.
Will this match my final property tax bill?
It is a basic estimate. Special assessments, multiple taxing districts, caps, credits, and local rounding rules can change the official bill.
