How the down payment calculator works

The formula

The down payment target is the home price multiplied by the percentage you choose. Subtracting what you’ve already saved gives the amount still needed; dividing that by your monthly savings gives the number of months required:

months needed = (home price × down payment % − current savings) ÷ monthly savings

Example: a $400,000 home with a 20% down payment target ($80,000), $15,000 already saved, and $900 saved per month needs (80,000 − 15,000) ÷ 900 ≈ 73 months, or about 6 years.

FAQ

Does this account for interest earned on savings?

No — this is a straightforward savings-rate calculation that assumes flat monthly contributions with no investment growth, to keep the estimate simple and easy to understand. A high-yield savings account or investment growth would get you there a bit faster.

Do I need exactly 20% down?

No. 20% avoids private mortgage insurance (PMI) on a conventional US loan, but many loan programs allow less — some as low as 3-5%. Adjust the down payment target field to match the loan program you’re considering.

Does the loan amount include closing costs?

No. The resulting loan amount shown is just the home price minus your down payment. Closing costs, moving costs, and an emergency fund are separate and worth budgeting for on top of the down payment.
