FAQ
How is booked nights per month calculated?
By multiplying an average 30.4-day month by your entered occupancy rate - e.g. 65% occupancy gives about 19.8 booked nights per month.
Why does average stay length matter?
It determines how many separate bookings (and cleaning fees) you get from your booked nights - shorter stays mean more turnovers and more cleaning fee revenue for the same occupancy.
What platform fee should I use?
Check your actual host service fee percentage from your rental platform - it commonly ranges from 3% to 15% depending on the platform and cancellation policy chosen.
What should I include in monthly fixed expenses?
Mortgage or rent, utilities, insurance, property management fees, and any other recurring costs not tied to a specific booking.
